In 2001, the City adopted the Chuckatuck / Oakland Village Initiatives Plan. The existing plan includes recommendations related to maintaining the quiet, historic, small town character; respecting and building upon the villages' history; resolving traffic problems; improving the streets for pedestrians and bicyclists; building a place for the community to gather; reviving the crossroads / town center area; connecting parks and open spaces; allowing and planning for moderate growth; and improving storm drainage.
Planning Process
The first Village Area Plan update will be for the Villages of Chuckatuck and Oakland. This first plan will be developed throughout the second half of 2026 and into early 2027. An online community survey is expected to be available to the public in the fall of 2026 and public meetings are anticipated to be scheduled in early spring 2027. The planning process is illustrated below with approximate dates for each specific phase detailed in the process paragraphs below. There are three distinctive phases to each plan, with public engagement planned at various points in each phase.
(Re)Visioning
While a vision for the Chuckatuck + Oakland village areas was developed in the previous Village Area Plan, a lot has happened in the intervening 25 years. In re-visioning, site visits and a village assessment will be conducted to establish the baseline conditions. A community survey is also available to solicit information from residents, business owners, and other stakeholders. Please take the survey before the end of November!
Test Ideas
Based on the initial input from the first phase, a number of development scenarios for the future of Chuckatuck and Oakland will be developed. In early 2027, the conceptual development scenarios, or test ideas, will be further developed and refined at a public workshop in the Chuckatuck+Oakland area. Finalize
After review with the public, the test ideas will be modified and translated into a draft Village Area Plan. The Chuckatuck + Oakland Village Area Plan will be presented prior to consideration by the Planning Commission and City Council for adoption. The presentations are anticipated to be held in the April - May 2027 timeframe. Please stay connected to information about this process by subscribing to the email updates.
